In addition to maintaining the community common areas and lake, the Osprey Point Homeowner's Association provides specific landscaping and irrigation services to the individual homeowners. These services are managed by the association's management company with oversight by designated members of the Board of Directors.

Our vendors and the Association's Board are dependant on feedback from each owner regarding specific quality of service issues that may arise. This is important when it comes to fighting grub infestations.  Environmental chemical treatment limitations prohibit long lasting chemicals for grub treatment. We do provide periodical preventative grub treatments, but that will not always prevent them for happening. By the time you see brown patches the grubs have done their damage. Our landscaping vendor and our pest control vendor are working together to identify grub damage an get it treated. But the best way to stay on top of the grub situation if for each homeowner to monitor your yard and call for a special treatment when you first see the damage.

Landscaping - Landscaping services are provided by Lewsader Landscaping, Inc. The services include:

bulletLawn mowing & trimming
bulletOnce a week Apr. - Oct.
bulletEvery other week Nov. - May
bulletShrub, bush, and small tree trimming as needed
bulletMulching annually
bulletPalm tree fertilization annually

Lawn Weed & Yard Pest Control is contracted with A.B.C. Pest Control.  It should be noted that the State and Federal Environmental agencies have severely reduced and limited the number of chemicals available to treat pests like Grubs, fungi, and lawn pests.  It is imperative for owners to monitor their lawns and report problems as soon as possible. The scope of A.B.C's services includes:

bulletQuarterly lawn pest control
bulletPre-Emergent pest weed treatments May & Nov.
bulletBroadleaf weed control - May & Nov.
bulletGrub Treatment - May & Aug. and as needed by request from our landscaping contractor and homeowners.
bulletSpot treatment of fungus as needed.
bulletEach homeowner is responsible for all fungus and pest treatments to their trees, shrubs, flowers, and bushes

Lawn Fertilization

bulletAt least two applications per year to all lawns, spring & fall
bulletNOTE: Each homeowner is responsible for fertilization of their shrubs, bushes, and trees other than palms.

Tall Tree Trimming is provided by Twin Palms Tree Services

bulletAnnual tall tree trimming, berry and coconut removal

Fountain Aeration Maintenance is provided by Aquagenix

bulletMonthly Fountain Cleaning & Maintenance

Lake Water Quality & Littorals are maintained by the Gulf Harbour Master Association

Irrigation System Management & Maintenance Services are provided by Dan Thorn Irrigation Services and include:

bulletMonthly on-site routine pump, distribution computer programming, and system maintenance
bulletOversight of SFWMD irrigation scheduling and regulations
bulletFilter backwashing and zone function inspections
bulletPeriodic zone pressure balancing and coverage analysis
bulletRepair or replacement of broken misters and rotator heads
bulletRepair of reported irrigation leaks
bulletOn-call response to irrigation system emergencies
bulletExpansion or modification of individual homeowner's irrigation systems are done at the expense of the homeowner and MUST be approved by the Board before work begins. 
bulletNOTE:  Irrigation heads get clogged, obstructed, covered by grass, and can malfunction without warning. In order to maintain our communities high landscaping and lawn standards it is essential that every Osprey Point owner maintain their responsibility for indentify and report irrigation problems and anomalies to Sentry Management as soon as possible.

Osprey Point has 24 individual irrigation zones throughout the community.  Water is pumped from the lake between Osprey Point and the Waters Edge community by a 7.5Hp centrifugal pump located on the south western boundary of our community.  Irrigation water is pumped directly from one of the Master Association storm water management lakes, unlike the golf course and many other Gulf Harbour communities that use reclaimed water purchased for irrigation purposes and stored in the lake directly adjacent to Harbour Links Rd.

All of the irrigation zones are scheduled using computerized distribution valves that are programmed in compliance with the South Florida Water Management irrigation requirements.  The irrigation pump begins zone watering at midnight on the designated days.

Lawn Maintenance

The Osprey Point HOA, per the by-laws, maintains the community lawns with mowing, trimming, fertilizing, and pest control. It is obvious that water shortages, persistent pests, lawn fungus, and other circumstances may lead to dead or dying patches of sod throughout the community.  While the HOA is responsible for replacing dead sod in the common areas, it is not responsible for replacing trees, shrubs, or sod on the property of individual homeowners.  If homeowner's feel that additional lawn maintenance is necessary for specific issues in their yard, they should contact the property manager as soon as possible.

Note: Actual schedules and durations may change at anytime without notice in order to maximize system efficiency, and to comply with SFWMD regulations. Because it takes more than 12 hours to run all 24 zones, irrigation maybe segmented into multiple days per week.
