paint pallets and colors available to be used by homeowners. The
pallet colors are available for you to review, and you should talk to
the Architectural Review Coordinator, a Board Member, or Sentry
Management if you have any questions about painting. |

Architectural Review
Forms You Will Need To Complete
|

If you are planning an exterior
modification or alteration to your home or landscaping, please
remember that per the Osprey Point and Master Association documents
you are required to submit a Request For
Modification Or Alteration form to the HOA for approval. Do this before you sign a contract, enter into any agreements, or
arrange any finances to make improvements,
On August 10, 2007 the Gulf Harbour Master Association
implemented it's Architectural Review Board (ARB). The ARB
provides umbrella architectural review for the entire community.
Linked to this page are two forms pertaining to the Architectural
Review Board (ARB) of the Gulf Harbour Master Association. These
forms are to be submitted to the Osprey Point Architectural Review
Committee with the appropriate drawings, specifications, and
information relating to your property improvement.
Architectural Review Process:
You will need to provide 3 copies of
all documents, forms, drawings, pictures, and diagrams

Provide a
detailed written description of changes or modifications you are
planning to make to your home, lot, or landscaping on a separate
piece of paper.

Provide
copies of your survey, site plan, floor plan, front, rear and side
elevations and roof plan.

Provide
detailed blueprints, diagrams, pictures, material lists, and
specifications about your proposed changes or modifications.

Provide
copies of all contractor license numbers, their certificate(s) of
insurance and/or bonding.

Return the
completed forms, documents, specifications, and plans to:

Re: Osprey Point Architectural Review

The
Architectural Review Committee will submit a recommendation to the
Board of Directors for a vote. Subsequently, copies will be
provided to the Master Association ARB for their review. You may
expect a response to the request for review, or a notice of review
extension, within 30 days of our receipt.
For all approved modification requests that require
Lee County Permits, the Board of Directors requires that the owner
provide a copy of Lee County’s Final Inspection certificate once the
project has been completed.

Hurricane Shutters |
|
If you are planning to add hurricane
shutters to your home this year, remember silver or bare metal shutters will
NOT be approved, and white or cream
colored shutters are recommended. Please submit your plans and
specifications to Sentry Management, Inc., as soon a possible for review. |

Mold has been a big issue since the
recent hurricanes, and a few Osprey Point residents have found out the
hard way the mold can penetrate our cinderblock walls through the thin
cracks that form as the houses settle. The best prevention is making
sure you have a good coat of paint. The Exterior Paint Color Palette with all
of the approved schemes can be viewed or printed below. |

Are you aware of The My Safe
Florida Home program offered by the state whereby eligible
homeowners can request a free wind inspections from qualified
hurricane mitigation inspectors? The state program can also
pay up to 50% of the cost of the work necessary to upgrade your
home's wind rating.
There are currently more than
50,000 Floridians who applied during the pilot phase of this My
Safe Florida Home program, so new applicants should not expect to
be served until late summer. Homeowners who receive wind
inspections may also have the opportunity to apply for matching
grants to make the improvements recommended on their inspection
reports.

Florida Foamseal 936-4310 (owned by
A to Z roofing) has provided estimates of $4990.00 for two story
homes, $4915.00 for our single story homes. If 5 or more Osprey
Point homeowner's contract to have their roof decking sealed they
will provide each owner an approximate $400.00 discount if they
are done at the same time.
